The good news is that we can buy real estate in Italy without restrictions with full rights and obligations as locals.
However, do not forget that before purchasing you need to submit several documents, such as the Codice Fiscale, etc., without which you will not be able to purchase the property.
Also keep in mind that real estate prices are "clean" prices, i.e. without additional fees such as registration tax, notary fees, or VAT for new buildings.
The amount of fees or VAT varies, among other things, depending on whether it is your first property or whether you will establish a permanent residence there or not.
In any case, the first thing you need is a Codice Fiscale - an Italian tax number (we will arrange this for you).
Individual steps when buying a property in Italy:
1. Choosing a property
2. Property inspection (we assist with selection as well as inspection)
3. Purchase offer signed and submitted to the seller (prepared by us)
4. If the offer is also accepted by the seller, after its signature, the buyer is obliged to pay the first deposit, the so-called reservation fee. The signed and accepted offer is binding for both parties, both for the buyer and the seller. In the event of withdrawal from the contract on your part, your deposit will be forfeited.
5. Preliminary Agreement – a contract for the future purchase agreement. After signing by both parties, the second part of the deposit is paid. Its amount is agreed in advance when signing the Purchase Proposal. During the period from signing the Preliminary Agreement to the regular purchase agreement, the notary will conduct a Due Diligence of the property.
6. Notary deed – Rogito Notarile – A full contract signed before a notary. Before signing, but no later than the day of signing the regular Purchase Agreement, the remaining part of the purchase price must be paid. We recommend notary custody.
After signing the purchase contract in front of a notary, you become the full and proper owner of the property. The notary will ensure the registration in the land register.
Throughout the entire property purchase process, we perform these tasks together with you and represent you in communication with our partners as well as the seller.
The total amount of additional fees that need to be added to the purchase price usually ranges from 7% - 12% of the purchase price. The final amount of fees depends on the cadastral value of the property (usually significantly lower than the sales price) and then also on whether the buyer will make the new property their permanent residence, or whether it is your first or second property in Italy.
