Why is Montenegro more interesting in 2026?
A growing number of foreign buyers - not only from Slovakia and the Czech Republic, but also from Germany, Turkey and the Balkan countries.
New development projects with amenities such as reception, swimming pool, wellness area, management and rental administration, parking and more.
Furthermore, there is improving infrastructure - direct flights from Bratislava to Podgorica, better road connections.
What are the additional costs when buying a property?
In addition to the purchase price, expect the following fees:
- Property transfer tax: approximately 3% of the purchase price (on the first sale from a developer, 21% VAT is paid instead, if the developer is not a transfer tax payer). However, check this with each new project to see if VAT is already included in the price or not, or if it is applied at all.
- Notary and legal fees: approximately 1–2% of the purchase price.
- Land registry fee: in hundreds of euros
FAQ
1. Can foreigners buy apartments in Montenegro?
The answer is: Yes, they can.
EU and non-EU citizens can buy flats and apartments in Montenegro without major restrictions. The exception is agricultural land and some land near the border, where special rules apply.
2. Is it more profitable to buy directly by the sea or inland?
Answer: Properties with a sea view have a higher investment and rental potential, but they are also significantly more expensive. If you plan to rent out the property, a sea view is definitely worth it - you will get a higher price per night in the season.
3. How long does it take to transfer a property?
Answer: Normally from 4 to 8 weeks from signing the reservation contract to registration in the land register, depending on the readiness of the documentation.

Final advice: Choose apartments in new buildings near the sea, or with an unobstructed sea view, with clearly defined rental management and with a possible yield as well as final appreciation upon sale in a few years.
